Here are the basic options for purchasing turnkey rental properties you’ll have with us:
- OPTION #1: “True Turnkey”
We buy a property, we renovate it, we screen applicants and lease it up, and we manage it for you.
- OPTION #2: “Rehab Funding Leverage”
We buy a property, we determine the renovations necessary for it, and we present it for sale. The rehab is funded by you, separately from the property purchase, and we complete it just the same as we would in Option #1 – but the end result is that you save money in multiple ways using this option (Dub it BRRRR if you like).
- OPTION #3: “Deferred Turnkey”
We buy a property with existing tenants (usually a multifamily) that doesn’t need many, if any, renovations. If the tenants are great, and the property is in great shape, too, we may offer one of these for sale at a discount. You’ll know upfront how much you can expect the unit turn costs to be, should the tenant choose to vacate when their lease expires, but most of your costs are deferred for a while. Again, we manage it.
